This project involved the design, erection, and dismantling of a full wrap-around scaffold to support a complete roof replacement on a large property within a privately managed estate. Affinity Lettings required a safe, secure, and highly considerate scaffolding solution that would allow roofing works to proceed efficiently while minimising disruption to tenants and neighbouring property owners.

The scope of works included a full perimeter scaffold, loading bay with hoist, rubbish chutes, and a dedicated welfare area. Due to the sensitive location and restricted access, careful planning and coordination were essential to ensure the project was delivered safely, on time, and without complaint.

The Challenge

As the property was located within a quiet private estate, privacy, access, and noise control were critical considerations. The tenants needed to maintain uninterrupted access to their homes, parking areas, and shared spaces throughout the project, while estate owners required reassurance that disruption would be kept to an absolute minimum.

Access to the estate itself presented additional logistical challenges. The entrance route involved narrow lanes and a bridge, meaning all deliveries of scaffolding materials and skips had to be meticulously planned to avoid congestion or damage.

The project also coincided with an exceptionally busy period for Two Hammers Scaffolding, requiring significant resources in both labour and materials. Our team needed to carefully reorganise schedules to meet Affinity Lettings’ tight timeframe without impacting existing client commitments. Maintaining high health and safety standards was paramount due to the scale of the building and the presence of tenants, roofers, and members of the public.

Our Solution

An initial site visit was carried out by our general site manager and lead scaffolder to assess access constraints, identify risks, and plan the scaffold layout. This ensured sufficient space for the loading bay, welfare facilities, and safe pedestrian routes. Comprehensive risk assessments were completed, and strict PPE requirements were enforced across the site.

Detailed logistics planning ensured that the correct quantity of scaffolding materials was allocated and transported safely, with vehicle weights and access restrictions fully accounted for. The scaffold was erected in phases to reduce disruption, with branded arris fencing installed to clearly define working areas and prevent unauthorised access.

Ladder locks and additional security measures were fitted throughout the structure to prevent misuse, while brick guards, foam protection, and regular inspections ensured the scaffold remained safe and compliant for the duration of the project.

The Results

The installation of a loading bay with hoist significantly improved efficiency for the roofing team and eliminated the need for additional plant hire, resulting in cost savings for the client. The inclusion of a welfare area with water and toilet facilities meant operatives could take breaks without impacting tenants or shared amenities.

Despite the tight programme and challenging access, the scaffold was completed ahead of schedule, allowing roofing works to commence immediately. The project ran smoothly from start to finish, with no health and safety incidents recorded and no complaints from tenants or estate owners.
